EXCLUSIVE LISTING

Formal agreement in a real estate transaction stating a real estate agent has the right to earn commission if a property is sold within an indicated number of months, regardless on how a buyer is found. It aims to encourage the agent to sell the property speedily at the highest price possible. But if the homeowner signed an exclusive listing agreement with an agent and also placed an advertisement for the property, and if the buyer discovered the property from the advertisement, the real estate agent would still be given a commission unless the seller created the established exclusive agency.
